Luxury Destinations

Being a member of our destination club entitles the use of the club’s properties. The properties offered are high quality, fully serviced luxury vacation homes. The club offers members a flexible alternative to luxury hotels, second homes and vacation home rentals. The club has properties located in a variety of destinations on a global scale. We also provide the peace of mind that comes from knowing each home will be maintained to a consistent, very high standard.

Different people have different ideas about what makes a great vacation. With this in mind, our destination club offers you the option of beautiful homes in a variety of settings. Beachfront properties in Hawaii, the Caribbean, Florida, the Mediterranean  and mountain hideaways with access to great ski slopes e.g. in Vail, Aspen, Deer Valley, Swiss Alps. Locations in leisure resorts offer superb golfing, spa and other relaxation opportunities, while urban apartments provide luxurious city accommodation.

Luxury provides a full range of services both before and during a stay, so that members can enjoy relaxing, stress free vacations. We help members with all their pre-trip planning, making flight arrangements and organizing transportation, private jets, suparyachts, light and super car programs or we use external services if the member so wishes. Prior to the member’s arrival, the kitchen will be stocked with both groceries and beverages that the member requests. A similar service will be available in the living areas, with books, games, entertainment and even fresh flowers provided according to the member’s wishes. Daily or weekly housekeeping is also part of the package.

A local concierge will be on hand to arrange tickets and reservations for any on site activities that the members would like to participate in. This can include tea times at the local golf course, spa bookings and dinner reservations at exclusive restaurants amongst many others. We can also arrange for a personal chef to come in and cook either a special meal or every meal, if that’s what a member would like. Anything that might be needed to accommodate small children (highchairs, playpens, safety gates) can also be installed, and nannies, babysitters or tutors can be organized for older kids.

Luxury Destination Overview

Types of property

As a standard, properties available usually have a typical market value of $2,000,000+ with different offering for the various levels of homes. In metropolitan areas, the accommodation will have a floor space of around 1,500 square feet. Our beach front homes and more rural retreats tend to have more land in general, so floor space can be anything up to 6,000 square feet. Our inner city locations are often made up of luxury condominiums, and feature all the associated amenities. Beachfront and scenic retreats are usually freestanding houses with 3-, 4-, 5- or even more bedrooms, often surrounded by well-tended gardens and secluded enough to offer a real sense of privacy. The spacious nature of the homes is perfect for large families and groups of friends to all vacation together.

The cost of joining our destination club are split into three categories. There’s the initial payment to join, annual membership dues, and nightly fees for staying in the accommodation.

We offer 2 types of membership; equity and prepaid membership

  • Equity membership – Typically there will be an initial fee of $150,000+ and annual membership dues of $15,000+. The annual dues cover a number of prepaid nights for the year. Members have ownership or an interest in the clubs real estate.
  • Prepaid membership – offer a range of memberships from one year to lifetime memberships. The initial fees and annual dues vary accordingly. Members choose a plan level each year based on the number of days they wish to travel.

The Difference between Our Destination Club and Private Residence Clubs

Our Destination Club and Private Residence Club have a lot in common. The terminology can be confusing and the lines between these two is increasingly blurry.

What is it going to be Destination club or Fractional Luxury Club

Both of them are alternatives to fully owning a luxury second home, or renting luxury vacation villas and both offer impeccably furnished, luxurious accommodation. Both also provide very high levels of service to members and owners. So if you’re considering buying one of these products we certainly recommend that you look at the other. Both require an initial upfront payment to purchase a membership or share and then both have annual dues or maintenance payments.

One Location or Many?

The most important difference is that with our Fractional Luxury Club you are buying a share in one property in one location. It is a great option for folks who know that they want to go back to the same location year after year. The Fractional Luxury Club also offers the opportunity to swap your time and location with other locations within our group.

Destination Club on the other hand provides access to a wide variety of properties, often spread throughout the world, and may also provide access to specialised travel and tours. Members in Destination Clubs have a variety of locations to choose from each time they go on vacation.

Membership Type

Fractional Luxury Club membership usually offers true deeded fractional ownership in real estate. As a Destination club equity member, you are offered “equity” participation in our properties either directly, by being structured as an investment company or indirectly by getting a share in the increased value of the properties. Rental members of Destination Club are essentially renting access to the homes and services, and don’t have an ownership interest in the properties.

Number of Owner/Members

One other difference is the member, or owner, to property ratio. For Destination Club this is typically 6:1 (ie 6 members for every property in the club), but for Residence Club, the ratio is typically 8:1 or 10:1, so that each property has 8 owners. With the lower ratio, Destination Club, can offer their members more flexibility which can help with booking the property they want when they want.

Homes & Residences

Our Fractional Luxury Club homes are often luxury condominium style residences and usually offer a mix of 2 or 3 bedroom units, and sometimes one or four bedroom units.

Our Destination Club homes tend to be larger 3, 4 or 5 bedroom residences and are often free standing homes, although in cities such as London or New York they are typically 2 or 3 bedroom apartments.
